please note
Please be aware that we will be carrying out necessary forestry work in our woodland on weekdays in the coming weeks. This work is essential and unavoidable forestry work that must be completed by the end of the summer, it is in response to a fungal disease (Hymenoscyphus fraxineus) that is very sadly killing the ash trees. As a result, the dying trees pose a significant risk through falling limbs and falling trees. We have made all efforts to ensure that chainsaws and heavy equipment are used during the sociable daytime hours (mid-week 9am at the earliest to 5.30pm at the latest) and where possible as far away from guests as we can. We apologise for any inconvenience this may cause and will do everything we can to ensure the minimum disruption to your stay.

We’re the perfect place for you to disconnect from the everyday and there is no Wi-Fi access in any of our hideaways. We do have public Wi-Fi in the Hebridean and Courtyard in case you do need internet access whilst staying with us.
Will my accommodation have electricity?
Whilst booking your accommodation, please check on the website whether electricity is provided. Some of our accommodations have no electricity, meaning you will not be able to charge your phone, or have lights as the sun goes down. This is perfect for having an ‘Off-Grid’ experience and really enjoying the natural surroundings.
All ‘Electricity Free’ accommodations have tealights, but we recommend bringing a head torch, torch or battery-powered lanterns. It’s a wonderful chance to see how bright the stars are at night without light pollution.
Stays on Chestnut Hill and Hill Farm have access to power within the accommodation.
What happens with recycling on-site?
Our waste goes to AWRP in North Yorkshire, a short distance from our location. They use the waste to produce electricity, which powers 40,000 homes.
What is your policy on noise?
We always ask that our guests respect fellow guests and keep noise to a level whereby you are not causing a nuisance to others. After 10pm we operate a low noise policy.

As a 300-acre Estate, we have so much for you to do on-site. We recommend that you have adequate holiday insurance in place to cover this.
HOW DO YOUR HOT TUBS WORK?
Our Wood-fired hot tubs work by lighting a fire inside the firebox attached to your hot tub and keeping it stoked and lit, stirring the water whilst it heats. Depending on the ambient temperature of the water and the air, this process can take a couple of hours but each tub has a thermometer so that you can get it to a relaxing 40* heat. Remember to keep your lid on the top when not in use as this should keep it warm for a couple of days but there are extra logs in our store if you need further heat for your water.
WHAT ABOUT LOST PROPERTY?
These things happen! Our cleaning team will collect all lost property and hand it to the management for safekeeping. If you would like to collect an item you left please just let us know when you might be passing. If you want us to post items back to you this will incur a standard charge of £25 which will cover postage, staff time and the mileage of getting the item to the nearest post office for delivery.
